Most agents only recently got onboard out of necessity, and have chosen to partner with poor virtual tour companies that only stitch together the house photos with some tacky music into a cringy slideshow rather than an actual 3D virtual tour.

In case you haven’t noticed while on this site, we’re sticklers for a clutter-free household, especially while listed for sale. Nothing can take place to prepare your home for sale unless the clutter is taken care of.
When it comes to shooting a virtual tour, no clutter is paramount because the virtual tour cameras shoot in 360 degrees and see in all directions at once. Viewers of
your 3D tour will also be able to turn and look in all directions, so clutter should be completely out of sight.
Hiding clutter in closets is OK in order to get the 360-degree tour done but, clutter in closets can be a big turn-off for buyers so get the clutter sorted before buyers start visiting your home.
Just like in real life, the virtual tour begins on the outside of your home.
Outside, be sure to:
- remove all cars from the driveway
- hide garbage, compost, and recycling bins in the garage
- remove any decorations from the lawn
- touch up exterior paint where necessary
- replace worn-out welcome mats
- landscape or remove any weeds and dead plants
- hide all personal items for privacy concerns
- contain or remove all pets
- hide pet bowls
- all beds made
- no laundry piles anywhere
- unnecessary kitchen appliances stored away
Other Important Details
Rest assured, someone from Citylife Collective will be on-site for the duration of the virtual tour appointment to coordinate any issues that may arise.
The cameras shoot in 360 degrees and see in all directions at once. So that means items cannot be moved around during the shoot and no other work crews or vendors should be on site. To ensure your appointment runs smoothly, please have the entire property prepared in “ready for listing” condition prior to the start of the appointment.
A Property Preparation Checklist is included to help you and your client prepare for the appointment. Please take care of each item prior to the start of your appointment.
Photographers will walk through the house before starting the tour to make sure that everything is staged exactly how we would like to present it to buyers.
In order for the photographer to make their next scheduled appointment they will not be able to reshoot areas for staging purposes. If the property is not in showing condition before the appointment, the property will be photographed as-is.
Complete property coverage: All areas of the property will be photographed for floor plan creation. This includes unfinished areas and basements, utility rooms, storage areas, closets, garages and the perimeter of the house. Please prepare these areas as they can be used in the 3D tour.
Unless discussed prior to the appointment, all areas of the property will be photographed and included in the 3D tour in order to create a floor plan.
Privacy concerns: Any items that you do not wish to appear in the tour (eg. family photos, license plates) must be hidden prior to the start of photography. Items cannot be hidden or blurred during the production of your package.
Vehicles: Please remove all vehicles from the driveway.
Pets: All pets must be contained for photography sessions or they may appear in your package. Animals cannot be hidden or blurred during the production of your package. As well, some photographers may have pet allergies.
